Useful Tools
A free, downloadable Analyser (in Excel format) for you to enter the financials of whatever deal you are looking at and see if it stacks. This also calculates ROCE (Return On Cash Employed) so it can be compared to other investment types.
A simple calculation to check if a BTL is potentially worthwhile for you. A yield of 5-6%+ is considered good but this depends on the location. Rental Yield is simply one data point to consider in amongst others.
Many property listings do not give a postcode or only give a partial postcode. This link to Royal Mail’s website can help you find the full postcode of any property so you can perform your due diligence.
A quick calculator to show you what you could be paying each month. You can adjust the property price, deposit amount, interest rate etc and it shows how much the monthly payments would increase by if interest rates rise.
A handy website that gives some useful information about any property you search for. There is an option to pay for extra details but the free information is still valuable. (Please be aware this is only one of many property websites available).
